As early as the 19th century, Josephine van Landewyck and her husband Jean-Pierre Heintz both had great visions. They were to be the forerunners of the Landewyck family business, now world-renowned. They both left their mark on Luxembourg’s economic history, from the opening of their first factory and shop in 1847.

The Josephine project, which will be the first building to be constructed in the new Parc Landewyck district, will bear the name of Jean-Pierre Heintz’s wife, in her honour.

This DGNB-certified project will comprise flats, offices and retail units for rent only, with a gross floor area of 15,600 sqm. It will mark the beginning of a new urban living space for future generations.

In the midst of diversity – In the center of life

Project

The Josephine project will be adjacent to the listed Landewyck Building. A respectful architectural transition between the old and the new will be made between the two buildings.

A privileged proximity to nature: the park will be visible even from inside the different areas. Roofs, balconies, terraces and the facade itself will be vegetated. The aim is also to create a fluid link between the building and nature, for a green lifestyle in the heart of the city.

The vegetation will not only be installed for aesthetic reasons but will also serve to protect the façade from the sun and improve sound insulation. It also has a positive effect on the microclimate and biodiversity.

Each residential unit will have a balcony or terrace. All residents will also benefit from underground parking spaces for bikes and cars.

DGNB certified

Particular attention is being paid to the sustainable use of resources: the Josephine project is being built as a DGNB-certified hybrid timber construction. The aim is to minimise energy consumption in the operation of the building. Construction-related CO2 emissions will also be kept to a minimum. Photovoltaic panels will be installed on the roofs to use solar energy. A rainwater recovery system will also be installed to water the green areas.

Location

A privileged location in the heart of the city, with excellent transport links: the Josephine building is close to all public transport services and in particular the new tram line. Luxembourg’s central station is only few meters away. It is also close to the main motorway links (motorway exit 2 minutes away by car). The national network of cycle paths also crosses the district. The Landewyck park offers an exceptional environment for relaxation and greenery, at the foot of the building.
